Azabudai Hills matters to visiting families for one main reason: teamLab Borderless lives here. The complex around it works as the before-and-after base — a central plaza lawn, food floors, and outdoor free spaces that are door-enclosed so a bolter cannot easily escape (our visit note). One practical finding from pushing a stroller here: the elevators are large but take hunting; a carrier plus escalators moved faster.
Where it fits in a Tokyo trip
Treat it as the teamLab Borderless service layer: the meal before your timed slot, the regroup after, the lawn in between. It also chains with Tokyo Tower (a walk away) for the east-Minato sightseeing block.

Strollers
From our visit: elevator-hunting eats time even though the elevators themselves are large (several strollers fit at once). With one child, a carrier plus the escalators was simply faster through the complex.
The enclosed spaces
The outdoor free spaces are separated by doors — a genuine safety feature with a runner — but the fountain nearby means you still cannot fully switch off.
